How to stream from my gaming PC to my TV or my HTPC in high quality?

Hey guys.
I have a sager version of the clevo p170hm that I use as my main computer. I also have an HTPC that is plugged into my 44inch TV. I was wondering if there was an easy way, without any real noticable lag, to stream my games from the laptop in one room, to the TV in the other? Any suggestions would be great, also bonus if you can tell me how to do it with keeping 5.1 surround sound!

One is in my bedroom, other is in living room. Dont really want to run that much HDMI through my house. Looking for wireless solution

Wireless is not gonna happen, the lag would make it unplayable(maybe in 5-10 years you can do wireless but not at the moment). Even if wireless hdmi would work you would still have to use something for the mouse and keyboard Rf and bluetooth won't reach far enough.

I have instaled a Nyrius NAVS500 and it works but it takes a small but noticeable time to start up.
Some times the audio is silent at the start but is always in sync. Dolby Digital is not problem for the device but for games you need a licensed Dolby Home Theater product .
Not shure about 7.1 lpcm as I do not have the hardware needed for testing it.
