Advice for upgrading old pc

Hey, TH. I recently upgraded my video card to a 7870 and am having huge issues with gaming. I realized after a nice chat with some of the people here that my system is not optimal to say the least. I'm very new here and new to putting together systems by myself. I have always had a tech savvy friend nearby to help me out. I am slightly experienced with putting hardware together, I can put a system together without shorting anything out and such. I am not so savvy on finding efficient optimal parts that work together well. Even after lots of research, the sheer number of choices is overwhelming.

All that said, I would like some opinions on some fresh gear to upgrade my obsolete parts, namely the motherboard, CPU, and RAM. I have a little bit of experience with overclocking CPUs, but I would much rather prefer not to rely on it. My goal is to create a machine that can run the latest games maxed out, or at least close to it, at 35 fps avg minimally.

Games I am most interested in playing are:
Skyrim with graphics and gameplay mods such as 2k textures and latest ENB (post processing)
BattleField 3 MP
Final Fantasy XIV: ARR
Whatever else comes out soon that is awesome

My budget is $250, with another $150 in two weeks. My HDD is also rather old and I'm sure I could do with something better than a 4 yr old 350GB, but it can wait for my next check.

Fans: 1x 40mm case fan (one extra on standby, case has three fan slots)
