I5 3570k vs i7 3770 non k

Im planning, to complete my rig this month. I was looking at 3570k asrock xtreme4, but i saw a 3770 non k b75 mobo wud b cheaper. I realizd that if i go to 3570k i nid a gd board and a very gud cooler to outperform the 3770 in gaming which will cost me about $500. While if i go wd 3770, ol i nid is a b75 or h77 and maybe cm hyper evo 212 to handle a small oc whch wil cost around $420. The rig is for 60% gaming, 40% rendering/video converting/browsing. I do plan to oc but f ocing 3570k will not make about 20% more gaming per4mance den i myt as wel go to d cheaper route. Pls enlighten me =)

for gaming you need i5-3570k it is wicked CPU for games, but you need a powerful GPU and Quality PSU (seasonic, antec , corsair) with sufficient power wattage for GPU

i5 is a tad better for most of the games especially if you plan to do some heavy OC.
i7 is way better for the rendering, video converting and pretty much everything. And you get extra 4 virtual cores for more processing power. Also non-K can not be overclocked as they are build with stability in mind and they posess some nifty virtualization features.

also the board makes the difference>
Z77 gives the largest range of performance and upgrade options, thus the chipset you'll want for OC and SLI/CF.
H77 is a great fit when you've given up on OC and more than a single video card. And that's why it's cheaper.

Firstly, I plan to do like gaming while converting 2 vids and etc At a time. I play sc2 will it slow down? I thnk i7 can do it smoothly, i dont know about the i5.
Secondly, Is the difference in gaming perf. astronomical? (im not getting ds clear).I mean lyk 4.5ghz s d standard oc on 3570 but u definitely need an h100i to cool it down or to have very low temps atleast, whch will cost like $110 to gain 20% perf boost more than d i7(i thnk).
Also, Wat i mean is the t.boost, the limited oc. Will hyper evo cooler b enuf 4 dat? If i evr go d i7 route anyway.. Sorry im just not getting the picture clear

1, If that's the case - go for the i7.
2, Not exactly - you will gain some FPS /since the games rarely use more than 4 cores/, but that won't be enough to counter the i7 in productivity - its brute force will blow the i5 away in video encoding.
3, The turbo boost - well, anything at/above the level of a stock cooler will do /but I'd really recommend you to get a better one, since the stock cooler is way to noisy for me/.
