3770 cheaper build then 3570K - which one to get?

Hi!
Building a new rig, mostly for gaming, but some vmware might happen from time to time.
I know I should get the 3570K, but actually, 3770 (non-K) will result in a cheaper build overall. For the 3570K, I need Z77 mobo, aftermarket cooling, and a more powerful power supply. (Why get a K if I won't OC?)
For a 3770 I don't need those things, since I won't be able to (and won't be needing to) OC it.

Ideas?

the first build doesnt worth the additional 75euro cost plus 25euro for the aftermarket cooler (tot 100euro).
Also since some games(bf3, crysis3) already use more than 4 threads and in future more and more games ll use more than 4 threads it is smarter to go with the i7

The the i7, it's a better deal for a couple reasons:

The i5 you can overclock but it will not perform the same as the i7 in games like BF3 and/or Crysis 3 where more than 4 cores can be used.
The i7 gives you a bit of a buffer when it comes to longevity of the whole system.
The i7 build is cheaper by $75, means there is really no reason why not to go after that sucker
And since in the end they are the same, with one having a stronger CPU, you should ideally be looking at the i7 build.

Having said that, unless you actively enjoy overclocking (and you've said you won't OC) just go for the i7. It will last you longer, and excels at a more widespread range of tasks. For example if you start streaming for whatever reason, you'll definitely be glad you went with the i7.

One other point is make sure that the RAM you have chosen is 1.5v, not 1.65v as some Kingston RAM is. 1.65v RAM is NOT compatible with current gen i5s/i7s.

Also FSP power supplies can vary in quality, what's the series of the 650W unit you have chosen?

actually bf3 use 6 threads in multiplayer. any i7 owner who plays bf3 can confirm that!

I was looking at the FSP Raider 650, though I have seen some commets about it being loud, so I might search a bit further.
