I have lag in most games. please help

I am having a hard time trying to fix the lag in my gameplay. Games like Left 4 Dead, WarZ, DayZ, Counter Strike, etc. Please help me. I built this rig myself and i dont understand why its not going that great. Please look at my links below at the specs before asking what i have. Its all listed below.

Your CPU is holding you back. It's simply too old and weak to keep up in modern games. The GPU is fine. The rest of your system is a little old but should still be ok for the games you mentioned.

You need to upgrade your CPU to a more modern quad core unit. You can get some of the older socket 775 quad cores on ebay, otherwise you'll need to upgrade your motherboard and RAM.

Those are good choices. Remember, you are also going to need compatible DDR3 RAM though.

Ahh I didn't look at it carefully enough.

Unless you can pick up one of those chips for under $50, I would go ahead and upgrade to the Phenom and modern motherboard. Simply a lot more life to be had there.
