Suddenly having problems running videogames

Hello ppl, I hope anyone can help me with my problem. Any ideas or suggestions are appreciated.

My problem is the following one:

I bought and put together my computer a year ago (May 2012). All games I played ran smoothly and I was satisfied of my purchase for a while.
On september, I noticed some games started lagging. For example, it went slow on Guild Wars 2 when my character ran or when I drove on GTA 4. However, programs as FRAPS showed the frames per second to be far above 30, and I noticed that when I left my character (GW2) or my car (GTA 4) stopped, the game ran well. Also, the computer worked well for other common tasks as browsing through internet, downloading stuff, Office, etc.
It seemed to be a problem with the hard drive or something related. Finally doing some testing of my own, I replaced the SATA cable that connected the HDD to the motherboard and the problem got fixed. I never heard a cable could break or fail like that, and it surprised me even more that it happened only 4 months after buying the PC, but hey, it worked.

Thing is, I have since days ago the exact same problem. I tried the same solution, replacing the SATA cable and also changing the slot where I plug the SATA cable to the motherboard and it didn't work.

I tried then unfragmenting the hard drive with no success, updating the video drivers with the same result, and finally I formatted the computer and reinstalled everything anew.
The problem persists, so I guess I can pretty much discard it's software-related.

I'm quite desperate right now, because I'm about to lose the warranty in a couple of weeks. I guess if I can't find a solution, if I take it to the store where I bought the components from, they will fix it or give me replacements free of charge, but maybe any of you may know a solution and is willing to share it with my.

My computer specs are the following:

OS: Windows 7 64 bits.
Motherboard: Gygabyte Z68MX-UD2H-B3
Processor: Intel Core i5 2500k @3.30 Ghz
GPU: ZOTAC GeForce 560ti 1 GB DDR5
RAM: 2x 4GB Kingston 1333 Mhz DDR3
Hard drives: Seagate Barracuda 1TB and Western Digital Caviar 260 GB.
