First HTPC Build (on a budget)

Looking to build my first HTPC. Will be used mainly for downloading, streaming and watching video. Will also be used for some light gaming. I'd say the video watching to gaming ratio would be something like 60%-40%. Maybe slightly higher to the video watching. I'd like the build to have room for future upgrades (future proof if you will) in terms of the components chosen. I'm hoping to do this around $350. All suggestions and comments are welcome!
