Solidworks & Inventor: Is the i7 worth it?

I'm in the process of picking out components for my next tower. Its going to be primarily for higher level gaming ( Skyrim, Borderlands, DIII, etc.). But I am also a engineering student and will most likely need to use it on student level CAD with Solidworks or Autodesk Inventor. The main thing is that I want the build to have serious longevity and so that it will preform these kind of tasks no mid-range settings for the next 5 or 6 years.

I was wondering if there was any significant advantage for the i7 3770k over the i5 3570k when it comes to Solidworks, Inventor, etc. Keeping in mind that Longevity is of most importance so it needs to run those same applications 5 or 6 years from now.
