Upgrade or new build? - gaming/3d render build

Currently, I am having some issues with my DIY build (built 2008 or 2009) using 3d rendering programs (such as Blender) and games like The Sims 3 and some mmos running slowly. Blender and The Sims 3 run the slowest with long wait times. I can run Skyrim and Kingdoms of Amalur smoothly on high-mid settings most of the time, except that Skyrim tends to have longer loading times and small freezes (especially when tabbing to other windows).

I would like to be prepared for upcoming releases and to be able to work with 3D renders and graphics programs easily.

The question is, can I upgrade what I have (and with what?) or should I start from scratch?

I will definitely be upgrading my hard drive, as it has run out of space.
