Guys I've figured out my build except for the graphics card

CPU: Intel Core i5-4670 3.4GHz Quad-Core Processor : ASRock H87 Pro4 ATX LGA1150 Motherboard
Memory: Patriot Intel Extreme Master, Limited Ed 8GB (2 x 4GB) DDR3-1866 memory
Storage: Seagate Barracuda 1TB 3.5" 7200RPM Internal Hard Drive
Case: Zalman Z11 Plus ATX Mid Tower Case Supply: XFX 550W 80 PLUS Bronze Certified ATX12V / EPS12V Power Supply
Optical Drive: Lite-On iHAS124-04 DVD/CD Writer
Operating System: Microsoft Windows 7 Home Premium SP1 (OEM) (64-bit)

should I go for the sapphire vapor-x 7970 ghz edition or the msi geforce gtx 770 2gb

also will the three gigs of ram make a difference to games like skyrim (heavily modded) ? and is the the 7970 that you would recommend

Yes, Absolutely Sapphire 7970 Vapor-X will be best card for 7970GHz in term of pricing($349 after rebate) and i does recommend it.
I don't think heavily modded Skyrim with all maxed out would more demanding than Crysis 3, 7970 Vapor-X manage solid at 30fps+ in Crysis 3 maxed out, no AA.
If you could afford 770, then go with it, won't differ too much.
#Edited# Even non-GHz 7970 could handle your game smooth 40-50, sapphire 7970 dual X only $310

I know crysis 3 is more demanding then modded skyrim.
But I heard that skyrim uses a lot of vram, is this true? if it is, then will the extra gig make a difference

I ordered it yesterday so I'll tell you when it comes.

The reviews I read showed that it was pretty hot and loud, but much better than the reference designs.
