Cheapest i5 and 760 build?

Can you guys help me pick out parts for a computer. I personally like the i5 and the gtx 760 and want my pc to have those but im willing to change. I'm looking at the range of about 700–900 dollars but i want to go as low as possible. Games i will be playing are tera, planetside 2, battlefield, and starcraft. I already have the monitor mouse keyboard and os. Btw i live in canada so id like to stick to canadian retailers. I don't plan to overclock too much, or use multiple monitors.

I see games he listed are mostly Intel-nvidia favored, so an AMD setup won't do well here :p

Anyway this is the lowest I can go that still allows overclocking in the future ( by getting a decent cooler like the CM 212 EVO ):

Im not really a big fan of the FX-8350, as ive heard some bad rumours about it and that it is not as good for gaming than the i5. Im a huge gamer, so that is not something i want to hear.

Guys i have another question, my brother is willing to give me his pc. It has a amd phenom ii x4 955 and a gtx 560. Everything else is better than the parts above in the i5 build. Should i just buy a 770 and put it in or would the build above still be faster for gaming? Oh and the build im talking about above has the 3570k.
 
Any of the builds above is better than a Phenom + GTX560. Yea, if your bro is willing to give you his PC, it would be great. But beside a GTX770, you'd need a new CPU + motherboard, too, unless your bro's motherboard supports AM3+ CPUs.
