upgrade from Q9400 to i3 (worth it?)

At the moment (for almost 4 years) I'm using Intel Q9400 2.66Ghz Quadcore processor with Asus P5N-D which unfortunately started acting very strange (recently i found that this combination is a worst one ever). Mostly visible it is in BF3, where I don't have more than 20FPS (usually 9-15). GPU is definitely fine. I'm using GTX560TI 448 cores (even with bf3 sticker on it) and I have 6Gb DDR2 800Mhz dual channel Kingstone RAM. As I have a 100£ voucher for PC world I will buy there new LGA1155 socket Motherboard Asus P8Z77-V LX and 4Gb DDR3 1333Mhz RAM, but I'm looking for suitable processor for this socket. Unfortunately at the moment I'm still paying my car lease so my budget is very limited. However I found this i3 2120 for a very cheap price which is only £60. Do you think it will be a significant upgrade from my actual RIG for the money I have? I've seen some reviews and comparisons, but I'm not very sure about it as it is only Dual Core.I will probably upgrade it to the i7 after my lease will finish in less than a year, but at the moment I will need to do something with my PC as it is dying slowly.

Go for i5.. It doesn't cost much more than i3, and its actually a very good processor and quad core, you don't even need to upgrade to i7 later, its almost same performance! I think you can find one for about 150-200 usd

Well, thats the point. Every CPU based application on my current PC is running very slow, or with very low FPS (like bf3). I need to play even the 1080p HD movies through the GPU, because otherwise sound will be faster than video. So I will definitely need to change my MB or CPU or best will be both (I'm almost 100% sure it is a motherboard what is causing these issues, as I have had troubles with it from the beginning). To be honest at the moment I just need something what will run at least same as Q9400 if it is running properly (not as mine) and my budget is very strict. I can not find any i5 under £100 which is like my limit now :(

Edit: I just found i5 3350P for only 10 pound more than i3. It is used, but still 1.5 year in warranty. I'm waiting for seller response as it is not from the ebay so I don't know if it is pickup only or he can send it to me.
