Z87 Pro build lags after a while

Every game I play begins to lag after 15 +- minutes ultra to low, eg Witcher 2 (SS disabled) which ran fine the first minutes, constant 60 fps, then when the lag kicks in it's just like all the other complaints. Horrible drops, sound lags, and the game just stutters like mad with the fps not going over 30.

There's a million threads and complaints about this when searching the web and it's making me none the wiser.

First of, the specs:

Windows 8 64bits
Intel i7 4770k CPU @ 3.5 Ghz
Z87 Pro Mobo
Asus 770 GTX 2GB
16GB Corsair Vengeance CL10 RAM
Corsair Enthusiast TX750w
Crucial M4 SSD and WD Black 1TB HDD (Which runs my Steam folder)
Cooled with H100i and various fans

The things I have done:

Checked temperatures, all ok there
Updated BIOS, Chipset and all the rest, GPU updated
Ran Memcheck64 up to 36, all cleared out.

I saw somewhere it could be the Asmedia SATA Controller Driver V1.3.4.1

My other thoughts were, could the Mobo's dedicated GPU be interfering with my GTX?

And finally, I placed the 2x8 RAM sticks in the 2nd and 4th slot instead of the 1st and 3rd, could that be something?

Hi - a couple things you might check;

1st - go into BIOS & disable integrated graphics, make sure pcie graphics
is set to 1st priority (sometimes you just enable).

2nd - check your mobo manual, it might in fact state that if using
two ram sticks what slots to use.

3rd - if there was a dedicated graphics card before - make sure the drivers
have been deleted/swept, etc.

How is your CPU and GPU temperatures?

When gaming the CPU is around 43C and the GPU around 60C, I did notice an awful big GPU load, beeing around 80% while ingame, but back to 0% out of it.

Task Manager doesn't show anything peculiar while running a game, the load is around 30-40% with a browser, steam, skype running, so that can't be it.

It's a fresh install, new pc build, but I fear that the odd lag can only mean some kind of malware I picked up. Running Malwarebytes now.
