best cpu cooler for my case

I'm looking for a good cooler since my stock cooler can't handle the weather this summer, When not playing any games, it stays at 65 C. But when i start a game, 5mins later, its over 100 C.
My budget is £30.

I measured the case and its around 18cm from the top, the height is about 41cm.
my motherboard is old so and i checked the spacing for the cooler, Heat sink buttom has to be around 8cm, i think that's the space it can take since after 8cm, the ram sticks are close to it.

Can you provide a photo of your actual case? Maybe I (or somebody else here) can identify it from that. If you've really got one the size of the Cooler Master ATCS 840, it should have no trouble fitting a Hyper 212 EVO. If that 18cm is from the cpu socket to the side of the case, that's plenty of room.

I think hyper could fit in it, Hyper has a blackplate, does that mean i have to take that yellow thing around cpu off and put that on to install hyper? (see the motherboard image)

 
Yes, you'll need to remove the clip-mount plate to install the 212 evo. There are other coolers that use the clip-mount plate, but based on the temperatures you listed, I doubt they'd be good enough for you. You haven't stated what cpu model you're using, and I hope you haven't been overclocking with stock cooling.

im using Athlon 64x2 5000+ and i did overclock it when weather is cold so temps don't go that high
