should i upgrade my 840t

3-4 years ago i bought a hp pavilion p6687-p-b, it has a 840t 2.9gzh and a oem board N-Alvorix-RS880-uATX (Alvorix). Should I upgrade this which means getting a new cpu+mobo+windows 8=$$$, or get a new mobo +windows 8 and try to unlcock the two cores and try oc? if getting a new cpu, i might get a i3 3220. This is specifically only for gaming (rome total war 2), i also have a 7790 gigabyte hd, should i upgrade that instead? im also running 8gb ddr3 and a 1080p. psu- cx 430watt,i got a coolermaster cooler for the cooler, which keeps it at a 29C idle and light tasking

As long as you plan on keeping the HD 7790, a new processor upgrade won't make much difference. Right now, the card is the limiting factor to faster frame rates at 1080p.

By all means try to unlock the 2 disabled cores to see if one or both is stable. But that OEM board's BIOS may not have the features to unlock cores available. Even then, only games that can make use of more than 4 cores will benefit.

A new PC build from scratch would probably make as much sense as a MB, CPU, Win8, graphics card investment. But if funds are tight, I'd first try a better card for the cheapest way to improve gaming framer rate.
