Why do I only get 40fps on Skyrim? (GTX770, 4670k)

My PC:

4670k at 3.8Ghz
Gainward GTX770 4GB at 3.6k Memory and 1.150 core
1x8GB 1600 DDR3
500GB Hitachi HDD
GS800 PSU




I can run skyrim on max with no mods at all at 60fps but even with mods I should be able to hit 60fps with this computer. Kind of disappointed in my new system right now. I wiped the drive, reinstalled windows 7 and only installed steam/skyrim + drivers and same results :/

Any suggestions/help is appreciated

A new HDD will make a difference most likely, but not much.
Start with the RAM and see what happens.
You will be running dual channel instead of single if you add another RAM stick too, which is an immediate performance increase...

I edited the main post with the reddit thread I created about my problem and lots of people said an SSD wouldn't have much impact on actually gameplay and performance :/
 


Mods change the way games behaves A LOT!
Which mods are you using?

Would a new HDD do anything? My current one is 4yo+ and a 100GB SSD here costs around 200 euros :/ I can manage the stick of ram though
