Recent MB and ongoing upgrading pc advice for gaming

I have recently swapped out my old motherboard as being originally from the generic pc store everywhere in the UK it was locked to overclocking and tweaking and my CPU is not that bad, but could of done with some boosting. And also change out from 7gb ddr2 to 8 gb ddr3 and my GTX 640 to a GTX 660ti. My problem is that before the swap of motherboard, graphics and memory I could play most games fairly well without my hindrance on a medium to high scale. I now get a temporary but very slow lag in graphics which lasts for maybe 30 seconds then goes away for 20 seconds then starts all over again. Its not just happening for games like Saints Row IV but for more fluid games like Company of Hero's. This is ruining my game enjoyment and I have tried to switch off things like background apps running even anti virus and firewall, also switching down all the in game graphics down to low/medium and still get the same problem. I have also used the GPU tweak to max out performance on my GC. I can see that there are quite a few that have already posted various questions about game lag but as my setup is being changed I was hoping for some help from the good people on the forums to help diagnose this problem and or recommend changing upgrading on my rig. (Update, I have noticed that my HDD is showing 98% when playing most games could this be the problem?)

Your first issue is your memory - it's not the same so you can't use dual-channel mode. I suspect that may be 30% of your issue, the other 70% is your motherboard, processor and hard drive speeds

Ok thanks with the dual channel mode I knew about the different speeds just didn't think it would make that much difference! I know the motherboard and processor aren't great but this is an ongoing project so for the mean time budget is a factor ! So in your experience if you had say £200 to add or replace something what would be the items to mostly clear the above problem. I'm looking at ddr3 at 1600mhz level right now !

I wouldn't have bought a new motherboard or GPU - I would've saved for a whole new machine with a haswell CPU and probably a gtx 760

There's no one item that will likely fix your issue - you're bottle necking just about everywhere, but if you Must- get a Dual Channel memory kit

Yeah my issue was that my motherboard packed up and had a friend with a good deal of £50 for the Motherboard and memory so for a temporary fix went with that until I can afford a proper Processor/Motherboard mix which was next on my list. Memory kit is now on order thanks for the help :)

did you install the OS fresh and clean after the new MB install? - If not, then I suggest you do that first thing - remove the gpu and install fresh after deleteing the partition the OS is on, then install the motherboard/chipset drivers, then install all windows updates, and only then install the new gpu and drivers and then all games and programs
