Getting low fps on a good spec pc.

Okay, first i'm going to post some of my specs.

GPU: GeForce GTX 650
CPU: Intel(R) Core(TM)2 Quad CPU Q6600 @2.40GHz
Memory: 4.00 GB
Newest updated drivers.
Operating system: Windows 7

So i'm playing a game (Garry's mod) i'm usually about 150-200 fps on simple maps, and 60-70 fps on big modded maps. But i've recently found a gamemode which i like a lot, but when i look around i get about 12 to 20max fps.

I have tried lowering all my settings, so it looks like i'm playing on a broken gameboy, but it's the same as the settings the game suggests me (high).
I tried turning Vsync off, did nothing.
I tried downgrading my drivers, and even downgrading directX, nothing changed.

I'm all out of ideas, and i would like someone who has more experience and/or knowledge than me, so he could help me out. I want to fix this so bad.
 
What!s your Motherboard Brand and model,remember GTX650 is new gen on a really old MOBO(they say is backward compatible but sometimes it create some incompatible issues and you will need a really specific configurations

you can try others games and see what hapends(sometimes games are the issues by themsef)
