FPS increase after alt+tab/alt+enter

i have this weird problem, whenever i start a game(far cry 3(dx11) and batman arkham city(dx11)) i'm only getting 30 fps, but when i alt tab out then go back to the game my fps is goes up from 30 to 40+ fps. i also uploaded a video of it on youtube. here's the video:

my specs:
i7-3770k
GTX 760 Asus Directcu II
MSI z77 ThunderBolt
Gskills RipjawsX 2x4
Cooler Master x25 525.

It's because the card isn't actually rendering anything.

Problem with your Resolution. Reduce your Resolution , try different Resolution apart from current Resolution.

umm. actually i play other games like metro last light with advance physx on, 2x msaa, 1920x1080 and i got no fps problem at all.

Update your drivers from nvidia's site to the latest and report back!, update game if possible as well.

drivers are updated and so is the game. i found that in far cry 3 that if i'm on borderless window mode the problem is fixed, so yeah. i guess borderless window is the solution, but the problem is batman arkham city has no borderless window. :??:

umm. borderless window didn't really fixed it. everytime there's a cutscene it stutters, it's like having 15-20fps but my fraps shows 40+ fps. but when i press alt+enter the stutters are gone.
