Frame Rate Drops in Newer Games

Hey guys I have been trying to figure out what is causing frame drops in some new titles. I am having issues with AC3 and all of the Dead Space games, but I can run Skyrim and Witcher 2 on max with mods with no stuttering. I think I may have a piece of hardware holding me back but I don't know what. I run great fps for like 10-25 seconds then it drops for 3-5 seconds then back to high fps again.

Processor: Intel(R) Core(TM) i5-2400 CPU @ 3.10GHz 3.10 Ghz
RAM: 8.00 GB
System Type: 64 bit OS
Graphics Card: NVIDIA GeForce GTX 660 Ti 3Gb

I updated my driver to Geforce 327.23 (9/19/2013) which helped a lot but I can still see a little bit of a slowdown sometimes. It's to a tolerable level but can you think of anything else I could do to smooth it out?

unsure about witcher 2, but skyrim is notoriously a CPU-intensive game, so that isn't taxing your video card as high as others. I would run a GPU and CPU montior while I'm playing as the next step. when you see a large drop in fps, see which of the two (if any) is maxed.

It sounds like something overheating to me but if it is I would expect Witcher to do the same, but its worth checking.
