First Time Overclocker: Needing Help, Questions

Hello, i'm interested in overclocking my CPU, but i have heard of many bad things, such as the CPU overheating and frying, having to constantly clean out the PC and other things that can damage my rig. Are these true IF overclocked properly as well as having a proper fan? Is the risk worth the reward? Since the game i primarily play (Arma 2) is poorly optimized and from what I've heard uses mainly CPU and only 1 or 2 cores.

The fan i have in mind: Cooler Master Hyper 212 Evo

Rig:
CPU: I5 3570K
GPU: Gigabyte Windforce GTX 770
Mobo: Gigabyte Intel Z77 LGA 1155
RAM: 8GB

Everything is less than 6 months old (excluding hard drive)

Overclocking (not proven) is said to decrease components life. As frying, you'll need to overdue on the voltage or have poor cooling to kill components. There are plenty of how to's and guides on here.
Is it worth getting the biggest bang for your buck, yes. If you have any doubts, no. As far as maintenance. A computer should be "dusted" (pressurized air works great) every other month or so regardless. Only adding custom loops and other items will maintenance increase. Of course you have to monitor temperatures while overclocking. Proper cooling is required for the amount of overclocking. If you want to push as far as it can go-you'll need the best cooling. If running stock, then you may be able to squeeze a little more juice.
