Lag When Gaming

First off, i dont know exactly how to explain my problem...
When ever i play games like gta 4 and battlefield 3, I have these "moments" where it lags and has VERY LOW frame rates for over 10 secs. I get them after 30 or so minutes into the game. I dont know whats causing this and I been trying to look for an answer for a while now.

Specs:
MotherB- M4N68T-M V2
CPU- AMD Phenom ii x4 965 3.4ghz
GPU- EVGA GTX 560
8gb RAM
Some stock PSU 800w

Lag spikes is the term generally used for this. Lag spikes can be caused by many things such as very intensive levels or too many processes running at once in the background. Try disabling startup programs and unnecessary processes. Aside from that, the only thing you can do is start upgrading your parts.

I would do some serious overhauling of your PC. You need a new pretty much everything.
If you were to re-build this PC, what budget would you be considering, that can help me choose some new parts for you.

Im really not thinking about buying a new pc yet (still in high school and dont have the money)
But the thing is that it can run smoothly (probably 50 fps average) on high but for some reason it wants to have these times were it lags to 5fps for up to 10-20 secs THEN runs perfectly again.... It repeats this every 30 mins or so...
Any ideas?
