Whether to sell my i7 3770 and buy an i5 4670k specifically for gaming

I bought the i7 a few months ago to upgrade from a single-core Pentium. However, I don't do any video editing and stuff like that; I watch VoD and play games, that's about it.

So, since it looks like I can sell my i7 for ~£180 on eBay, should I do this and buy an i5 for the increased clock speed? I'll be buying a H100i water-cooler, and I'm probably getting a flagship GTX 800 series card when they're released next year.

As an aside, is the Z87 chipset much better than the Z77? (I don't really know much about motherboards.)
 
I'd keep the i7, if not for future-proofing more than anything. Newer games (console ports) may start utilising more cores, so the hyperthreading of the i7 could come in handy. Also you might find yourself doing some very intensive CPU work at some point, who knows, but I wouldn't downgrade.
