Which CPU+Motherboard combo should I choose ?

I'm going to upgrade my PC my cousin built for me few years ago. This is my first time building a PC and I'm so confused between these options:
1) core i5 3450+ MSI H77MA G43
2) core i5 3450+ Gigabyte GA H77M D3H
3) core i5 4430 + Asrock H87 Fatality
4) core i5 4430 + Asrock H87M Pro4
My main purpose is HTPC+ gaming (less than 10 hours a week), so which combo should I buy ?

Thanks for the quick reply, I just found out that my PSU is terrible , only able to provide 200W. Will this PSU handle the new component ?

I plan on adding new graphic card and PSU later (probably in 3 month).
Currently, other component include 1 HDD + 8Gb (2x4) Corsair Vengeance. Should I upgrade my PSU now or wait until I buy my graphic card ?
