PC freezing for a second when gaming

My PC is freezing for a second when gaming, So far I've tried Battlefield 4 and Sleeping dogs and they're both doing it..

When I played sleeping dogs 5 minutes ago my FPS was between 65-120 most of the time, but it would freezelag for a second and drop to 40-50 and 1 second later it's back at a 100+, and there was no consistency at all since it could happen during an explosion,looking at a wall, standing in the safehouse,during a cutscene and so on

GPU usage was around 90-99 all the time, GPU temp peaked at 84c but was around 78-80 most of the time

CPU usage peaked at 97%, temp was peaking at 79c, average is 69c according to MSI intel extreme tuning.

At that 97% spike it did lag, it was right before I saved and quit the game

This started happening after I got a new motherboard and a new processor

MSI G45 Gaming
i5 4670k
Sapphire Radeon HD 7970
Samsung 840 PRO 120gb
2x 500gb Western Digital
Corsair Vengeance 16gb 1600mhz(I had 8gb before switching motherboard)
Ocz ModXstream Pro 600w
Asus Xonar DX
Windows 7


Using the latest AMD beta drivers, Done a complete uninstall using driversweeper 2 times but it didn't help

At first I thought it was because I was overclocking my CPU to 4.0, But I disabled it and it's running at stock speeds now and it's still lagging.

Make sure you're running the games on all cores , also check background applications. Maybe you have a virus or something thats making the game freeze for a second or so.

The game/games are running on all cores, I even unparked the cores after I saw on reddit that you should do it for Bf4..

Doubt it's a virus since it's a fresh install of windows 7, got this mobo and processor just 2 days ago so it's brand new
