little lag when playing games on 1080p

i notice that when i play games on high and ultra AA off, Vsync off, still there is little lag but still playable.. why is that?
 
Solution
The PSU might be the problem.

Aerocool PSU's are not good PSU's and hence they might not be properly converting the AC power from the wall to the DC power required by the PC Components and hence it might be causing a kind of fluctuations at times because the current might still be having some properties of AC current left in it.

Hence it might be the PSU that is affecting the GPU's performance. Bad PSU's often show this problem.

Though it cannot be surely said that PSU is the one responsible, but it can be a contributing factor.

It might be the cause of the lags. Everytime the fluctuation occours, then the problem might be caused.

What you can do :
It is better to update all the drivers since the problem can be anywhere...

It is better to update all the drivers since the problem can be anywhere. Update the GPU drivers, the motherboard drivers and everything else. And if you still have the problem then report it to us.

Also check your rig for loose pins. Check whether the RAM is tight enough into its place. Just recheck your build.

Also it might be possible that it is a software issue. Might be some virus sitting at the background and affecting performance, etc.

So, nothing can be surely said that what is causing the problem as for now.

Could be something simple as you might be running too many mods on skyrim and eating up the 2gb vrm on your video card which would slow you down but im not too sure about the assassins creed 2 could possibly be a simple video setting thats too high for your card giving you frame drops
