CAD$1000-$1200 Canadian gaming build for Simracing (Triple screen racing)

Hi,

I posted about a year and a half ago asking for advice for a build but life got in the way and I wasn't able to buy my system. With all the new generation simracing titles coming out now and so many changes in the GPU market in the past couple of years, I am looking to finally build my system for the new year. Most likely I'll try to get deals on Boxing Day (Dec 26) in Canada to get the parts.

The main purpose of this system will be gaming, and almost exclusively simracing titles such as Assetto Corsa, Iracing, Project Cars when it comes out, Rfactor 2, and then some arcade racers (maybe Need for Speed) etc. I want to be able to run these games at the highest possible visual quality (lots of eye candy).

Approximate Purchase Date: End of December

Budget Range: CAD $1000-$1200 after rebates, taxes, etc. I could stretch it a little bit, but I'm hoping that with Boxing Day deals, that stretch would be brought back down by discounts.

System Usage from Most to Least Important: Simracing, other gaming, and regular stuff like internet browsing, video streaming, etc.

Are you buying a monitor: Not for now, but in the future I want to set a triple screen setup, so I understand that video memory needs to be high?

Do you need to buy OS: Yes

Preferred Website(s) for Parts: If possible, Canadian websites (Best Direct, NCIX, amazon.ca, Direct Canada). However, any US websites that accept Canadian credit cards like Amazon.com, or any others will also work as I can have them shipped to Blaine, WA and drive to pick them up.

Location: Vancouver, BC, Canada

Parts Preferences: Intel/Nvidia combination preferably. I'm mostly torn between the GTX 770 and the GTX 780. An important thing to consider here is that I will be running triple screens eventually and I would like the performance to be excellent when that happens. From what I've read, having 4GB of video memory is important in that case. But the GTX780 is only 3GB, that's where I get confused.

Overclocking: I'd like to have the option.

SLI or Crossfire: Preferably not, I'd rather have a single GPU. But I'd like to have the option in case it's ever needed.

Your Monitor Resolution: 1920x1080. In the near future I plan to get two more 1920x1080 monitors to setup triple screens.

Additional Comments: As I said before, this system will be mostly used for simracing and new directx 11 simracing titles like Assetto Corsa and Project Cars. Iracing and Rfactor 2 will be used a lot too. Occasionally there will be other gaming with new titles, and also arcade racers like Need for Speed. I would like this system to last a while, at least a couple of years, being able to run games in max or high settings.

Thanks for the quick response. One of the main sources of confusion for me is that there are often several different SKUs for each card model, even for the same brand. They vary in clock speed and some other aspects but I don't really know how to pick the best option.

Why do prices vary up to $100 dollars some times between brands and SKUs for the same chipset? (e.g. Two GTX 770 4GB models with a big price difference, and likewise for the GTX780) What are the important things to look for when selecting the correct reference for a given GPU?

Any other suggestions would be greatly appreciated. Thanks!
