Far cry 3 runs at 50 fps but feels like 25-30

ok so i got far cry 3 yesterday and i downloaded it and started to play it

but when i join multiplayer i get 50 fps on medium but if choppy and laggy

my cpu is only being used about 70% tops and same with gpu

also i have all settings on low

what am i doing wrong

any help is much appreicated

Good results , your network is running fine. Start Task manager before starting the game, go to the Networking tab and let it run on screen. Make sure that there is no network activity before you start the game, and the graph shows 0 activity, 0 or very low activity means your network is mostly free and not under load. Run the game and play multi player for some time, see if there is still lag.

If there is still lag. Tab out of the game and look at the graph on task manager, check if you see network activity , you should see some decent continuous activity on the graph. if you don't see any activity or the graph goes to level 0 multiple times means your Game is loosing the connection while playing, in that case a reinstall might fix...

Your network is most likely causing the lag. Even if you have a super powerful PC, multiplayer can lag because of bad network. Stop running any downloads or network related applications like browser etc. and play the game and see if it gets any better. Check the ping quality level for your network by going to speedtest.net and see if it is good or not.
