Need help finishing up my gaming desktop build

Hi all,

I'm looking to build a gaming desktop that can ultra/max out the games on the market on a 1080p monitor. My budget started low, but as I was researching, the budget eventually grew (as it always does) to accommodate the "requirement" for maxing out games. So the big budget items remaining that I ultimately need an expert opinion on is the Motherboard and the Video Card, I think I'm pretty set with the rest (with perhaps an advice on ram).

So far I'm looking at the following:

i5-4670k
Seagate Barracuda 2TB 3.5" 7200RPM Internal Hard Drive

and I need an opinion on the following:

Motherboard for gaming - I am looking to overclock in the future, but not intending to SLI/Crossfire...but if the price difference to have the feature is not huge, I wouldn't mind giving myself the potential option. Is there a decent motherboard less than $200?

2 x 4gb Ram - any recommendations on a particular brand? I'm looking at DDR3- 1600.

Video Card - Very important, and I was originally planning on getting an ATI video card, but due to the mining craze, the stock and the price increase is hard to deal with and not quite sure if it's worth the $ anymore. Would GTX 760 suffice?

CPU Cooler...should I need an aftermarket cooler right now if I'm not going to overclock? Should I buy an aftermarket cooler once I decide to start overclocking or is that too much of a hassle? Also, should I buy a thermal paste now or get that when I'm putting in the aftermarket cooler for overclocking?

Antec P280 ATX Mid Tower Case (Just bought)
Antec HCG M 850W 80+ Bronze Certified Semi-Modular ATX Power Supply (Just bought)

Unsure of the giga board.But the asrock z77 ext4(prev gen) was the best gaming board.Won a slew of awards.The z87 is winning the awards as well. Lucasz pointed out an excellent board

You might not be able to max out all games with a 760.Don't get me wrong.It's still a freaking fast card. Depends on the game you're playing,the reolution you're playing at and the settings you have turned on(MSAA,HBAO etc etc)

Asrock z87 extreme4 is only about $120 and is good for overclocking. I'd get some mushkin cas7 1600mhz redline ram (2x 4gb). The gtx 760 will work great. I'd get the cpu cooler now just to get the installation over with now.

How is the Gigabyte ud3h z87 compared to the Asrock z87 extreme4?

Is there a noticeable difference or should I just go with the one that's on sale?

Also, are there any compatibility issues that you can see?
