Upgrade 965 BE and mobo first or HD 6950 2GB?

My system is about 3 years old now and I've been doing research on which is the more relevant upgrade.

System
Case: Thermaltake Armor A60
CPU: Phenom II X4 965 BE OCed @3.951 with Thermaltake Frio cooling
MOBO: Asus M4A78TD EVO
RAM: 4 x 2GB G.Skill F3-12800CL9
GPU: AMD HD 6950 2GB
PSU: Antec TruePower Quattro TPQ-850
Main HD: Seagate SSHD 2TB

I know that any upgrade to my CPU requires a new motherboard so AMD or Intel question doesn't matter to me. Also, the 6950HD are hard to find for less than the newer graphics cards so trying to find one to Xfire feels like using old tech for a band aid (this would require a new mobo too, yeah I didn't plan on doing Xfire in the first place). Also looking at the gpu hierarchy chart on toms, they recommend at least going 3 tiers higher, which puts me at a 7950 (currently aropund $500 )which is some what beyond want I want to pay right now, and I can't find any 7870 LE's.

Games played recently are BF4, Metro Last Light, TR, Witcher 2, Sims 3. But mainly, I want to get ready for the next generation of games.

Any ideas on which component I should upgrade first? I've been doing some research and can't make up my mind.

there's really no reason to upgrade any of that. basically what I have and it runs everything just fine at 1920x1200 and "getting ready for the next generation of games" is a waste of money. you should upgrade when it can't do what you want anymore. doing it sooner wastes money. and you find the part that will make the most difference in the problem games.
