How to remove the CPU cooler's fan?

Yeah you pull the rubber from the fan side,this will reduce the diameter and allow you to pull the fan over the rubber.
You could also try using a small screwdriver from the fan side to push the rubber through the hole.

The fan is mounted using rubber anti vibration mounts .
These can be a bit tricky to remove,try using small pliers to pull the rubber just in front of the fan hole causing the diameter of the rubber to shrink then work the fan over the rubber until it is free then repeat for the other three.

So i start pulling at the rubber from the side of the fan or from the side of the aluminum sheets?
