Holy cow. Try re-seating your cpu cooler. Re apply a fresh dab of thermal paste. About a pea size in the middle of your processor will do since the cooler will spread it.

Woah, I'd recommend getting a new cooler since the stock cooler for the i7 4770K isn't too good and a high temp will tear on your CPU. What temperature did you land on after the new thermal paste?
I have the same processor as you do and I quickly switched from the stock fan to a Corsair H100i, really worth it. Went from a max of 98C whilst playing BF4 too a max of 52C(the fans aren't even on max then). At the same time it's nice to have a good fan if you ever want too overclock, not that you will be needing it at the moment:D

Problem solved :) I removed the stock cooler and put in a corsair h60. Now I'm getting 30 - 40 maximum temp whilst gaming. I have a feeling it was a combination of the poor stock cooler and poor installation by myself.
