I get an average of about 85-95 fps on Minecraft and low end games like Portal, 1 Garry's Mod, ect.
But when I get on games like Skyrim and Rust I can't play them. Skyrim there is video lag, I hear sounds a good half seconds before the action accurs on the monitor and everything video wise is laggy. On rust it's the same thing but even worse i get about 1-5 fps (i can't even play it). When I look on task manager my cpu only goes to about 25%. I have Intel HD Graphics 2500 I'm guessing this is the problem.

CPU:Intel Core i5 3450 @ 3.10GHz Ivy Bridge 22nm Technology
RAM: 8GB
I need to know what to upgrade if it is a graphics card and psu i know what I'm going with but i want to check before i go spend almost $300
