AMD A10-5800K with 770 GTX Constantly low framerates

Processor: AMD A10-5800K APU with Radeon(tm) HD Graphics 3.8GHz (clocked at 4.3 GHz)
Graphics Card: GeForce GTX 770 (2gb)
Total RAM: 15.9 GB (1866mhz)
125GB SSD Drive
Latest Video drivers from Nvidia and latest DirectX Version.


Issue is no matter the in-game settings I experience constantly poor frame rates in-game.
(I experience these issues even after disabling the GPU and just running the 770 GTX)

Iv tried out Farcry 3 and Dayz Mod (Arma 2).
In Farcry 3, In a small town my frame rate jumps between 20-30fps when standing still on both Lowest settings and Ultra settings (only 1-3fps difference in performance).
Ultra/Lowest setting : Moving around it drops to 17-26fps. Looking straight up at the sky 30-34fps.

In Arma 2, Iv tried out all the different tweeks on graphics from in-game settings to config settings.
And the frame rate is decent when looking out towards the water/up in the sky, though once I face towards a town or any "base" It can drop as far down as 14fps.
(Now Arma 2 is notorious for horrible game optimization, though FarCry 3 shouldn't face these issues)

At this point I'm pretty much out of options.
Any suggestions would be greatly appreciated!

Its your CPU. You are trying to run a $75 (that's what one costs without integrated graphics) CPU with a $350 GPU. It just won't work. You need at least an overclocked 6300 or 8320 to run that GPU. An i5 would make it even better

Sorry for the late reply. Thank you for your time and after some more research I can confirm that you are correct.
Just got to start saving up for a new CPU now hehe.
