i5 3570K VS XEON 1230 v2 ?

Making my new build and need to decide on a new CPU which is best out of those 2 for gaming
Also what is the best MOBO for these cpu's ,as it's a M iTX build I'm going to need an Mitx MOBO,

What's the purpose of the build? Do you want to overclock? What the budget? You could save some money by getting the Xeon even thought it's about the same price as the 3570k. An overclocked 3570k would perform better in gaming, but the Xeon would be faster in heavy multitasking, editing, rendering, etc...

Gaming and general stuff pass surfing the web etc.. Also I can get a 4670k for an extra £8 also I would love oc but depends of the MOBO right and also I will be getting an aio water cooling kit probably the corsair h80 as I can get it rel cheap

Well if you want to overclock you either need i5 3570k + Z77 motherboard or i5 4670k + Z87 motherboard. Either setup would require an after market cpu cooler. If you went with the Xeon, you could get an "H" or "B" series motherboard and save a lot of money. You would not have to buy an aftermarket cooler either. It really just depends on your budget. Just remember the Xeon v2 are LGA1155 and the v3 are LGA1150.

If you want to build a new system I would recommend the 4670k and the E3 1230v3 and corresponding to that the newer chipsets Z87 to overclock or H87/B85 for the Xeon because those are newer and so more energy efficient and have about 5%/6% more power. As cooler I would choose the Thermalright Macho - Price ~ 35 € (http://www.thermalright.com/html/products/cpu_cooler/hr-02_macho_reva.html). Mainbords :

I know you are almost certainly not in the US and these prices are USD, but it still gives you an idea on the price differences. Also, you would still need to find a good cpu cooler for the i5s if you wanted to overclock so you'd have to add another $40-50 at least to the total, AND good luck finding a good cooler small enough to fit in a miniITX case. I picked B75/B85 motherboards for the Xeons because they offer very good features like USB 3.0 and sata III ports. If you don't care about those features, you save another $20-30 by getting a H61/H81 motherboard instead.
You could end up saving around $100 by getting one of the Xeons and all you have to give up on is overclocking.

As I dont know much about internet hardware shops in UK, I can only show results I got from google.

But im sure there are some other guys around who know more about shops in the UK than me :)

Edit : Sry forgot the mini ITX case. For that I would get a toplow active cooler, e.g. the Thermalright AXP-200.

...and not a Xeon. For overclocking, go with the i5 or i7.

He knows I wasn't talking about overclocking a Xeon. The question was, overclock an i5 OR get a Xeon. Under normal circumstances, I would say overclock an i5, BUT he wants a miniITX case/motherboard. In that situation, I would choose the Xeon.
