Low FPS on Skyrim

Hi,
I have a AMD Radeon HD 7870 GHz Edition and a AMD FX-6300. When I play Skyrim I get frame drops in some areas down to 20-40 fps. Some areas it's fine but I feel like with my specs I should be fine to play Skyrim without lag. Anyone got any ideas if this is normal? or is there something wrong?

Do you have a lot of mods?

Are you using any graphical mods?
Do you have anything else running in the background while playing? (virus scans, web browser windows, etc.)

I have 2 mods. A water enhancement mod and a battle music mod.

I've got malwarebytes running in the background but that doesn't take up much CPU especially with a Six Core. It's not doing any kind of virus scan though.

That shouldn't cause any problems, how many hours do you have on this character? And have you dropped a lot of things as they don't go away and stay where you dropped them and can cause lag.

No i haven't dropped much of anything on the ground and I have two characters one with about 40 hours playtime and the other about 100 hours.

Tone down the AA and see if it helps?

Well try to turn off AA, and use CCC to force a bit of AA to your liking, people have had problems with in game AA causing FPS drops
