Extreme lag in certain games

Hello everyone, I have spent the last week tearing through thread after thread looking for an answer to lag I am experiencing in certain games. I built my computer around two months ago (I let the shop put the CPU on the mobo as it was a free service).

Gigabyte Z87X-UD3H motherboard
Intel i5-4670k CPU
EVGA Geforce 760 GTX 2GB GPU
Corsair TX750W PSU
8GB DDR3 1600MHz RAM

Everything is stock out of the box, I haven't touched voltages or clock speed. In Battlefield 4 I don't experience much lag on max settings (with temperatures maxing at 60 degrees Celsius for my CPU and 70 degrees Celsius on the GPU. Where I really feel the lag is games like Starcraft 2 and League of Legends, with temperatures between 30-40 degrees Celsius on both. Starcraft framerates in 1v1 quickly drop to roughly 20 FPS out of combat, and 3-10 FPS in combat no matter the settings (I tried low, high and ultra). League of Legends I get a frustrating number of lag spikes making the game unplayable.

Graphics card has the most recent driver and I am not too sure what else I can do. I find it very strange BF4 is almost seamless, while older games are unplayable. Do you guys have any suggestions for me to try?

Performed full scan with Malware Bytes, nothing was detected.

I have used Avast! for years without a hitch, but I always scan with Malwarebytes for its reliability. I'll give it a try though, is there anything else I could attempt?

I have used Avast! for years without a hitch, but I always scan with Malwarebytes for its reliability. I'll give it a try though, is there anything else I could attempt?

With avast disabled, no malicious items were detected

i just suspected Avast !


All of my other computers (two laptops and an older desktop) have never experienced this kind of lag with all of them running avast. Just wondering what would cause it to affect?
