Laggs Problem With Gigabyte R9 280X OC

Peace.

I bought a new computer, and have lag in games.
Hard to explain but the game works smoothly, and I have certain sections where bugs.

Filter irrelevant answers :

I play with no filters at all, and plays on the recommended settings the game brings to me. (Auto Settings)

I run Benchmark as well , and over 60 FPS , even comes with 72 Averge .

I installed the newest drivers .

The problem is not video card , because until now I was sure that the video card , so I changed it valid warranty a new one , and things have not changed , there are still bugs.


Lags, if not necessarily heavy sections , even in heavy sections busiest I have no lag , and easier sections actually have .

I have a problem in games Battlefield 4, Hitman Absoultion, Skyrim.

It's all the games I played and I rest it to be like the rest of the games I'll play .


So, what 's the problem?

I had a problem like this on a amd build. I swapped cards and all that and nothing fixed it. odd thing was it only started after I downloaded the latest drivers for them but thinking it was the drivers I used older versions and it didn't do anything to fix it. Would run games perfect but would have random lag spikes and games like x3, teh menus would lag like nothing else. I just ended up getting a nvidia card. Not saying that's the fix , it's just what I did.
