Hi I would like to build a gaming pc and I stumbled upon this Asrock B85M - ITX mobo . If I get this motherboard , can I run a game like AC 4: Black Flag , BF4 etc. ?

My builds are:-

CPU: Intel Core i5-4570 3.2GHz Quad-Core Processor
Motherboard: ASRock B85M-HDS Micro ATX LGA1150 Motherboard
Memory: 1600C10 Corsair Vengeance LP 8GB DDR3-1600 Memory
Storage: Western Digital Caviar Black 1TB 3.5" 7200RPM Internal Hard Drive
Video Card: MSI Radeon R9 280X or 270X 2GB Video Card (didnt decide yet)
Case: NZXT Source 220 ATX Mid Tower Case
Power Supply: XFX 550W 80 PLUS Bronze Certified ATX12V / EPS12V Power Supply

If you have any better budget board or build to recommend, please do so.

The B85M-ITX and B85M-HDS are confusingly pretty different. The first is ITX, the second is mATX.
There's no reason you can't use either, but the ITX board is usually significantly more expensive, and doesn't make any sense unless you are trying to use a smaller case which doesn't support larger motherboard form factors.

In general though, B85 is a great choice for budgety builds if you want to make sure you still have lots of connectors. H81 boards are a bit cheaper, but relatively sparse - you only get 2 SATA 6, 2 USB3.0 and two sticks of ram.

And I said that the more expensive "gaming" motherboards don't improve that much the gaming experience (especially at your bugdet range). The motherboard that you choose is going to work fine for an small factor gaming pc...
