It turns out my paycheck was larger than I expected, which makes me one really happy man.

So here's the thing. My total budget is about $250 + or -. AlI I'm getting right now is a CPU, Motherboard, RAM, and possibly a case.

So far this is what I've gotten:

The reason I picked that mobo is due to it being only about $10 more than a cheaper mobo and this one can run 125w w/ the ability to OC leaving me some room for future upgrades. However if you believe there's a better mobo for my cause for an equal or lower price then feel free to throw it out there.

The last thing that's important is the RAM, yet I can't find anything with a decent price and size on Amazon. I'd also like a new case, however it's not mandatory as I can easily mod my old Inspiron 518 case.

Some important things to note:
This is an upgrade so to speak so my previous parts are being moved to this build.
My graphics card is a Radeon R9 270X so the case can't be too small.
I will probably need a new CPU fan in the future before I start to OC, AMD's stock fans tend to be pretty bad according to others.
I'm a gamer and game developer so I will be doing some rendering as well therefore I have a strict 4GB RAM minimum.
Amazon only because I get free two-day shipping, however if you find a deal or combo too good for me to pass up then I'll have a look.

Sorry, I forgot to reply. The RAM you suggested ended up being only $65, and with Newegg Premier shipping was free. Oddly enough they gave me a coupon for RAM after I bought some :/.
