H77 vs Z77

So I am getting ready to do a new build and I'm going to the core i5 3570. If I do the non-K version should I get a z77 or h77? And if my primary focus is gaming should I just go ahead and go to the K. I'm not sure if I plan to over clock but i am considering it if it will extend the lifetime (before a new upgrade) of my build. Or should I just go to the haswell? If so go to Z87?

The z77 is only necessary if you want to overclock or run SLI/CF.

As for whether or not overclocking will extend your system's useful life, my general opinion on that is no: by the time your CPU becomes a significant bottleneck, the 10-20% performance you might gain from overclocking still won't be enough to save it; only make it somewhat more bearable.

So, personally, I prefer saving ~$100 by forgoing overclocking and buy something else or save it for my next PC in 3-4 years where the same ~$100 will hopefully buy me a whole lot more than a ~20% performance improvement.

Everyone has their favorite manufacturer and feature requirements. Prices can vary a lot depending on where you get parts from so you may want to double-check prices. Personally, I have never had trouble with Asus boards so I got an Asus P8H77-M for my i5-3470.
