GTX 760 really letting me down.

This is a repeat thread, I've already opened one in the gaming section - but the replies I got lead me to believe that nobody there is very hardware inclined, so I thought I'd try it out here.

Anyway, playing Metro: Last Light and ***SPOILERS***












At the rescue mission for Pavlov after he's taken into the pipe - the game just turns into a giant chop fest, FPS has to be down below 10 with what I'm experiencing, and all results point towards it just eating up my 760's RAM.

All the benchmark tests I've SEEN for this card say it should run this game fine on high settings at 1080p - my experience in real life is not so great.

I've run RKill to see if there were any background processes eating up my GPU's RAM but there's nothing there.

GPU never goes above 60 - CPU never goes above 50.

So I'm wondering why this game runs so poorly on hardware that out dates it, and if there's anything I can do short of lowering the graphics like this to get some stability out of the game - or is this just one of those notoriously poorly coded engines that will not improve no matter what you do without a ton of GPU RAM to back it up?

P.S. Running the latest beta NVidia Driver - everything is up to date, CPU is OC'd to 4.2 GhZ and under water.
