GTX 770 gets low FPS in Assassin's Creed 3?

So i have a Gigabyte GTX 770 2gb and an AMD FX 8230 and 8gb of ram 60hz monitor

Here are my settings

1920x1080 60hz
Environment, Shadow, and Texture Quality (three separate settings): High
Anti-Aliasing: High
I think Vsync is on cuz ill only get 60 fps at most. rarely
My FPS dips to like 35-45 when i start running and fighting. It is really choppy and lag

I don't want to make the game look bad just to make it not choppy...
My video drivers are up to date and my GPU doesn't really get too hot.

gotta turn off physx and v-sync if you want steady performance in this game. it's just not overly optimized and i'm pretty sure fps is limited at 60 no matter what you do anyways

the game is poorly optimized for computer like i said, and requires much more cpu power than it actually should (AC4 is even worse) this is normal and a fault of ubisoft.

you Can change to adaptive v-sync and enable triple buffering in the nvidia control panel and this may help with the problem

Turn Vsync off 1st of all. That won't work unless you can hold and maintain above 60fps. At least that is what I have come to read. I never turn Vsync on , EVER. Take shadows down to medium , also AA down to medium. See how it goes from there. Play with each setting one at a time till you find the culprit basically.

I cant find exactly what you are talking about in the control panel. Here is what i get:

3D settings
-Adjust image settings with preview
-Manage 3D settings
-Configure Surround Sound, PhysX

I click on Configure Surround Sound, PhysX and i see knowwhere where i can go to AC3 or where to change it?
 


I cant find global setting anywhere?

put a screenshot of your control panel pls.
 
cant do a screenshot at the moment, but to get to nvidia control panel i am talking about, simply right click a random empty space on your desktop and click nvidia control panel. in your nvidia control panel, under 3d settings, go to manage 3d settings

within this is global settings and program settings. click on program settings and find ac3, OR you may have to add it to the list
 


Ok i got to that area and have AC3 selected, BUT NOWHERE DOES IT SAY PHYSX 0_0!!!?!?!?

Here are my FPS. All are on Highest settings unless stated otherwise.
Dota 2 (Vsync): 60
TF2 (Vsync): 60
Black Ops 2: (Vsync): 60
GTA 4 (Medium to High settings): 35-55
Spore: 25-30 (WTF it is Spore?)
AC3: 35-45 in action 65 standing still
Splinter Cell Blacklist: 45-55
What is a good program to test my GPU performance for free? Thanks!

 


Thanks! Isnt this supposed to be "new technology" and be able to keep up with the new games and such? If i got Ghosts and set it on high, what do u think u would get?
 
Ghosts and AC3-4 are terribly optimized for pc and so you won't get great fps in either no matter how strong your hardware. this is not the fault of technology, but rather lazy developers who don't want to take the time to code their games to run efficiently on pc (though admittedly this does take time and money)
