Concerns With New Build Performance

Hey everybody! I built my new rig (http://pcpartpicker.com/p/2jYFW) back in December, and have been nothing but over-the-moon thrilled with it. But lately, in the past week or so, I've felt like its performance is lacking. Maybe I'm just coming down from the new PC high and was just delusional about its ability to run high-end games on max graphics, but I've noticed some mediocre fps while playing pretty much all my games.

To be specific, I've been trying to finish Farcry 3 (it's a grind .___. so much collecting to do) and I've noticed that on all max graphics with MSAA at 4, my fps is consistently in the 30 - 45 range.

I even went back, trying to finish Assassin's Creed II (again, a grind lmao) and I've noticed fps drops there even! It's usually above 45 fps, but rarely at a steady 60. I thought for sure my somewhat beastly PC, or at least what I thought was a beastly PC, would easily be able to run ACII at 60 FPS consistently.

And I'm also playing Borderlands 2 now. Jumps around between 40 and 60 fps, depending on which way I'm facing (whether I'm facing toward where most of the explorable zone is or not).

This is all just a bit disconcerting, seeing as how I felt like before these games were all running well, though I never had a FPS benchmark showing. I just assumed. Is my PC not good enough to run these games on max graphics? I know that it ran BF4 on max graphics very very well with never a hiccup or what felt like anything below 60 fps ever, but I haven't played it in weeks. I'll give it a go in a moment.

Is it just not as good as I thought? Of course I have background and startup prcoesses cut as much as possible. I run virus checks consistently. Any help would be very much appreciated! Thanks much :)
 
Only 40-60 in BL2? Do you have V Sync on? My 760 at stock gets 140+ easy...

Have you watched the temps on the CPU/GPU/RAM/Motherboard? I doubt it's the CPU, that's a great cooler, but ya never know. The 770 should be destroying those games. What resolution are you running?

What did you find with BF 4?

1920x1080 res, and my CPU temp never gets above 60, and 60 is after playing FC3 for hours at a time. Usually between the 40 and 52 mark. As for the rest, I don't know what the temps I should be looking for are on the GPU/RAM/Mobo. And I'm letting Malwarebytes finish its scan before I try out BF4.

And I do keep VSync on in most games or I get some screen tearing--haven't tried BL2 without VSync.
 
I usually leave VSync on as well, I don't know why people hate it so much lol I don't really notice any kind of micro-stuttering, but the screen tearing is unbearable. You should also run Unigine Heaven and see what you get. And I'll run mine at the same time and I'll push my 760 to its limit, which is about stock 770 realm lol
 
No, never touched it. Far Cry isn't working for me right now, sorry man. I don't know what's going on with it. But it's late here, and I got work in the morning. Hopefully someone else can help you out. But looking at your numbers, Far Cry seems pretty low. For the couple minutes I had it going, I was seeing an average of about 40. I tried to get a benchmark with FRAPS but I think it killed it lol Reviews I've seen for the 770 look about 50 average or so for the 770 with those settings.

Have you tried a clean install of the latest drivers?
