Upgrade CPU or get new motherboard

I have recently been unhappy with my performance on games. I decided that I would overclock my i5 up to 4.2 ghz. I realized that my processor is not a K series. So now I have 2 choices. Get a i7 3770K and oc that to 4.2 or get a new motherboard and get a FX 8350 (the one with 8 cores). Which one would be the best decision? I render 1080p videos a lot so I need something that can render it fast.

Edit: I am using a asus p8z77 le plus mobo
Reference 660ti
i5 3570 (lga 1155)
A antec hcg 750w psu
16gbs of kingston ram

No, I would not go for a better CPU, as the one you have is FINE. If you need more performance for gaming, get a 760 or 770, that will help a lot. Also, getting a new CPU will not help your renders much, it's the RAM that does that (and 16Gb will definitely get the job done). Getting a new CPU would be a waste of money as the next best CPU in your price range, as you mentioned, is the 3770k, which is a very good processor. All it has more is a bit faster cores which won't matter at all in games (or barely) and hyper-threading, which will only help in programs that support hyper-threading, which do not include games.

So important to remember for your processor, PERFORMANCE IN GAMES WILL BARELY CHANGE EVEN IF YOU GET A NEW ONE.

What are your full system specs? Also, it's probably your gpu that's not giving you good performance. If you don't have a gpu and are using onboard graphics, then there's your problem.

your processor can be overclocked by the fsb and 3670K is faster than FX 8350 but the best bang for the buck is 4670K and an Asus average motherboard which is even faster and put more money into better ram.
