Partial upgrade needed.. $300-$400 budget. CPU/MB..ram?

Hello!

current PC

Win 8.1
ASUS P5Q-PRO
E8500 OC'd to 3.6ghz
8GB RAM (Wintec 2x4gb and OCZ Reaper 2x4GB)
XFX Radeon HD 6870 Double D
PC Power and Cooling 610W PSU
Enermax ETS-T40 Cooler (won it)
Enermax iVektor case (Won it too!)
2 x 500 GB SATA HD's
1 x 300? GB SATA HD

I dont have the money for a complete build... but would like to upgrade my MB & CPU

I know I can reuse the Gfx Card (should be good still right!?), PSU, case, cooler, and HD's (I know it will slow it down a bit.. but baby steps here! lol)

I have $300-400 or so (USD) to spend... been a while since i have followed any of this stuff. So I am looking for advice..

this has been brought on because of Thief... i won a copy and cant even run it on 800x600 with everything low! lol - CPU @100% sooo
I would like to try the game and I would like to be able to turn up the details in Titanfall (Currently as is, i can run at 1080p but with most things turned low).

Intel i5 would be preferred but not opposed to AMD... I have never owned an AMD so im not sure if they are even good? :)

amd are good, though if you prefer intel then i'd suggest this combination
