The i5-4670K and GTX 770 is the best gaming combination at your budget. It is a very powerful gaming setup.

The Intel i5 is generally the better gaming CPU. You can look up benchmarks for the games you will play if you would like, but you can't go wrong with the i5-4670K, It's a great CPU.

You don't need an aftermarket cooler unless you plan on overclocking. The CPU comes with a stock cooler that will work with the CPU at stock speeds. I didn't include an aftermarket cooler because it would have pushed the build over budget. If you would like to experiment with overclocking you could get a CPU cooler like the Cooler Master Hyper 212 EVO.
