i5-4670 vs i7-4770

Hello everyone.
I'm building a pc purely for gaming and i wanted to ask which cpu should i get. I do not plan to overclock the cpu and i will not be upgrading for a long time. Does HT on the i7 justify the price and how much is it going to help in the future ? 3 years down the line will the i5 still be able to handle games ?

well looking at an i5 2500k it still handles game quite well and that was released 3 years ago. hell a i5 750 that was released in 2009 can still handle games with out bottlenecking a 770. and very few games benefit from ht and the extra 2mb on l3 cache. if it was me i would go with the 4670. if you are tight on money you could even go with a i5 4440 but if you got the money i would go with the 4670

Hyperthreading does not provide much if any improvement for games. I would say you'll be pretty futureproof for 3 years with a i5 4670. I have the i7 4770K, but I do some distributed computing and in that instance, Hyperthreading does make a difference. My son's i5 4670K runs games every bit as fast as my i7.

One more question - should i get a 1x8Gb Ram or just get 2x4Gb and run them in dual-channel mode?
Which setup will be faster? Also since i'm not going to overclock what RAM should i go for ?
