Can't run Assassins Creed 4 maxed out

I bought Assassins Creed 4 recently and turned the the settings max (physx off, AA off). I get a steady fps but at certain areas it drops to 30-40. You guys might be thinking that is normal. But to test the lag I turned the resolution down to 1280x720 and the lag persists. I am using triple buffering from the Nvidia Control panel so I know its not capping down to 30 fps when the frame rate drops below 60. What do you guys think?

My specs are:
Gtx 780ti stock
i7 4770k stock
16gb ram (unsure of speed)

Well I tried it again with V-sync off. In the same resolution as my test resolution. The frame rate has improved, dropping now to 49 max rather than 30-40. I know I should not complain that much but a 780ti at that resolution should be doing steady 60.

AC4 is poorly optimized and really heavy CPU usage even with an i7 I've heard of it's bad performance it's not your system that's a great build it's just the game my friend the best you can do is just optimize till your happy adjusting settings till you get a good balance.

Usually during scenes where there are more than ten people and a lot of objects for example stalls in view. When im on rooftops and I can see a large amount of the map at once it drops. But it only drops when there is a certain part of the map in view not on every rooftop. During the rooftops if I stay still it smooths out to 60 but when I turn around fps drops then smooths back out to 60, turn around again fps drops and smooths out again.

Yea I suppose you'r right not much I can do. Lets hope nvidia or ubisoft release some sort of optimisation patch or something. I doubt they will.

That sounds more like bad coding than any sort of hardware problem to me. Doesn't sound like it store any info about your surroundings and just has to redo everything every time you look around.

As times goes on they'll get it straightened out it's been out for awhile now so I can only assume soon it will be working more appropriately with current generation hardware.

True. They have some goods games coming out with more of the ps4/x1 in mind which in theory should be easy to port to pc or vice versa. Lets hope it gets fixed. Thanks any ways Avocade been very helpful.

Glad I could help . I might have to re-download AC4 now and check the frame-rates on my rig. I have no idea what they were.
