Immense lag spikes on titanfall (GTX 770)?

I got titanfall, runs "GREAT". None of my friends have ANY trouble running it on all high settings (4x MSAA) on their 770, they say that they get no spikes. My game is constantly dropping down into the 40's and 30's, and it is pretty annoying :/ . If anyone knows a solution, please help ;3

Share more information. CPU, motherboard, RAM, PSU brand and model, operating system, etc. Also "lag" means signal delay from the server to the user, as in bad internet. Not as in bad FPS. I guess you are talking about FPS.

EVGA GTX 770 SC w/ ACX cooling, ASUS Z87 motherboard, intel i5 3570k @3.4Ghz, Corsair Enthusiast Series TX 750 Watt ATX/EPS Modular 80 PLUS Bronze. And yes, I mean FPS lag, sorry.

Do you have any form of Vsync on Double buffer triple buffer etc...? These things cap your FPS so when it gets busy and the FPS drops it scales as it would at 120 dropping to 60 60 dropping to 30.

Do you have the texture resolution set to insane as this requires 3gb of VRAM so you may be hitting the VRam wall which would make sense if that was your issue of course.

Use custome setting turn everything back u just keep Texture resolution one step back from insane.
